Marc, a Canadian general contractor and real estate developer, bought Plot 2 at Sea Feather Estate this summer. We asked him what a builder looks for, and what made him decide.

Marc divides his time between Quebec City and Calgary and has built his career in construction and real estate development. Before buying, he walked the site at Sea Feather Estate several times over a period of months. On Plot 2, he will build a four-bedroom Oceanview Supreme Villa.

The builder’s eye

You build and develop property yourself. What do you look at first?

With my experience and perspective as a general contractor, real estate developer and promoter, I pay particular attention to construction quality. In your case, it is easy for me to see that your villas are extremely well built, with a level of workmanship, materials and attention to detail that truly stands out.

Most buyers never see the technical side of a property. Did that matter to you?

It is not only the villa itself. The quality of all the technical systems and infrastructure was also very important in my decision: the electrical installations, solar panels, the greenhouse and growing areas for vegetables, the water purification system, and all the other systems that allow the property to operate efficiently and with a high degree of autonomy.

Villa and resort

Owners at Sea Feather Estate live alongside Golden Rock Resort. How did that weigh in your decision?

Another major factor in my decision was the opportunity to own a private villa while also having access to a five-star hotel resort, with exceptional restaurants, amenities and services. Being able to combine the privacy and independence of your own residence with the facilities, restaurants and level of service of a luxury five-star resort is an extremely rare opportunity. It is very difficult to find this combination elsewhere in the Caribbean.

You have looked at developments across the Caribbean. What set this one apart?

I have looked at many real estate developments on different islands throughout the Caribbean, and it is extremely rare to find, all within the same project, this level of construction quality, such complete and well-integrated technical systems, and a genuine five-star resort environment. With my experience in real estate development and construction, these are things I notice immediately.

The decision

In the end, what made you decide?

For me, this was much more than simply buying a house or a vacation property. It was an opportunity that I felt I simply could not miss. When I looked at the project as a whole, all the right elements were there at the same time: the quality of the construction, the technical systems, the autonomy of the villa, the five-star resort environment, the restaurants, the services, the location and the overall concept.

How do you see the project as a developer?

It is extremely rare to see all these elements come together in one project. From my perspective as a real estate developer, that is what makes this much more than just a beautiful property. It makes it a unique real estate opportunity that, in my opinion, has everything it needs to remain extremely desirable and viable for many years to come.
