2. The Villas
What types of villas are available?
There are two villa families:
The Oceanview Luxury Villa ranges from 2,997 to 3,811 sq ft (278–354 m²) under roof. It is available in three variants: Essence (2 bedrooms), Momentum (3 bedrooms), and Pinnacle (3 bedrooms with an expanded outdoor living area). All include a private pool, typically 4×8 meters, which can be upgraded to an infinity pool.
The Oceanview Supreme Villa offers 3,773 sq ft (350 m²) under roof in a U-shaped layout, wrapping around a central pool and veranda. It includes 3 bedrooms, 3 bathrooms, and a guest toilet. It is designed for buyers who want the most expansive indoor-outdoor living experience on the estate.
Do all villas have an ocean view?
Yes, every plot. The landscape has been individually graded and elevated to guarantee an unobstructed ocean view from each villa, regardless of its position on the estate. This is by design, not by chance.
What finishing options are available?
Three options:
- Baseline — A completed shell with all structural and technical systems in place. Buyers finish the interior themselves.
- Comfort Line — A fully built interior, with the buyer selecting their own style, finishes, and furnishings.
- Signature Line — Fully turnkey delivery, furnished and styled in the Caribbean Living aesthetic. Move-in ready.

What type of ownership is this?
Full freehold ownership. You own the land and the villa outright — in perpetuity, under Dutch law. This is exceptionally rare in the Caribbean, where leasehold arrangements and concession structures are far more common. At Sea Feather Estate, there are no expiring ground leases, no renewal negotiations, no uncertainty about your tenure.
Which law governs the purchase?
Caribbean Dutch law. St. Eustatius is a BES island — a special municipality of the Kingdom of the Netherlands. The legal framework is robust, internationally recognized, and familiar to any Dutch legal advisor. For American, Canadian, and European buyers, this provides a level of legal clarity and property rights protection that is difficult to find elsewhere in the region.
Can Americans buy property on Statia?
Yes. There are no nationality-based restrictions on property ownership. Americans can purchase, own, and hold property on St. Eustatius with full title. American citizens can also stay up to 180 days per year without requiring a permit.
Can Canadians buy property on Statia?
Yes. There are no nationality-based restrictions on property ownership. Canadians can purchase, own, and hold property on St. Eustatius with full title. Canadian citizens can stay up to 90 days in a period of 180 days without requiring a permit.
What about Dutch and European buyers?
Dutch nationals and EU citizens can similarly purchase without restriction. Dutch nationals may stay up to 180 days per year without a permit, and the legal framework is directly familiar.
What permits are needed to stay longer than 90 or 180 days?
Buyers who wish to stay beyond the 90 or 180-day threshold can apply for a Verklaring Toelating van Rechtswege (VVR) — a right-of-residence declaration — through the Immigration and Naturalisation Service (IND) of the Dutch Caribbean. Can I pass the property to my heirs?

Breeze is the resort’s fine dining restaurant, serving thoughtful cuisine with locally sourced ingredients from the on-site greenhouse. Bobbie’s Beach Club offers a more relaxed setting by the water, ideal for lunches and sundowners. Both are run by the resort’s in-house kitchen team.
Does the resort have a Michelin Key recognition?

Is the resort open to outside guests?

7. Sustainability
How is the estate powered?
Golden Rock Resort operates 2,240 solar panels generating approximately 0.8 MW per day, with battery storage to carry production through evenings and cloudy periods. The system is designed for near off-grid operation. Villa owners benefit from this shared infrastructure.
Where does the drinking water come from?
From the ocean. The resort operates a reverse osmosis desalination system that produces clean drinking water from seawater, with 240,000 liters stored underground in reserve. Fresh water is not dependent on rainfall or municipal supply.
How is water managed beyond drinking water?
Grey water from the resort is treated and reused for irrigation throughout the 130,000+ plant ecosystem. Nothing is wasted.
What about food?
The resort operates a 1,860 m² greenhouse producing organic vegetables, herbs, and fruit for both restaurants — entirely without pesticides. What you eat at Breeze or Bobbie’s is, in many cases, grown a short walk from where you’re sitting.
