If you invest in Caribbean property, you know the pattern. An island is discovered, a cruise pier is built, the coastline fills up, and the qualities that made it attractive in the first place quietly disappear.
St. Eustatius, or Statia, is the exception. A special municipality of the Netherlands, roughly 8 square miles, with around 3,200 residents. No cruise terminal. No traffic jams. Not a single traffic light on the island. The land is limited and largely protected, so what gets built here is planned rather than simply permitted.
Statia is quiet. It is not, however, standing still.
growth is happening, on purpose
The Dutch government has committed EUR 10 million, around USD 11 million, to Statia through a Regio Deal running to the end of 2028, funding a program called Statia 2026. It covers the restoration of Fort Oranje and the Government Guesthouse, the rebuilding of the historic Madam Theatre, a new healthcare center, and a master plan for the island’s visitor economy. In November 2026, Statia marks 250 years since the First Salute, when it became the first foreign territory to acknowledge the American flag.
Note what is absent from that list. No airport expansion for wide-body jets, no resort strip, no cruise berth. The strategy is heritage, nature, diving, and a small, high-value visitor economy. That is a deliberate ceiling on volume, and for an owner here, that ceiling is the asset.
Access is improving all the same. Winair flies between Sint Maarten and Statia four to five times daily. Fly Dutch Caribbean now connects Statia with St. Kitts in an eight-minute flight, with personal boarding and no terminal queues, and St. Kitts is served directly from North America and Europe. Scheduled flights timed to international arrivals are being introduced, along with routes to neighboring islands.
what you actually own
Full freehold ownership of your villa and your land, registered under Dutch law. No leasehold, no concession, and no ground rent that resets in twenty years. The transfer is handled by a Dutch civil-law notary, with the same legal protections that apply in the Netherlands. For an investor weighing jurisdictional risk across the Caribbean, this is usually the point that settles the question. Ownership options
When you are not using your villa, it can be placed in the resort-managed rental program. Golden Rock Resort handles marketing, bookings, guest services, cleaning, and maintenance, and rental revenue is split 50/50 between owner and resort. Villas can be delivered turn-key and fully furnished, so a villa can be earning from the day it is handed over.

Statia sets its own tax rules within the Dutch system, and they are straightforward.
No tax on rental income
No capital gains tax when you sell
One annual real estate tax, an effective 0.7% of the assessed value, with the first USD 70,000 exempt
New construction is treated favorably: for the first five years, that tax applies to the land value only, not to the villa
On purchase, a 6% general expenditure tax (ABB) applies to new construction, in place of a transfer tax
