Your share comes fully managed. Sea Feather Villa Management takes care of bookings, maintenance, insurance, taxes and administration, while Golden Rock Resort looks after the garden, the pool and your arrival. Owning a home abroad usually means arranging all of that yourself. Here, you simply arrive and enjoy.
This is real estate ownership, not a timeshare. With a timeshare, you buy time. Here you own one eighth of a private villa and the freehold land beneath it, held through the villa’s own company.
Two signature villas
Two Sea Feather villas are offered in shared ownership, with eight owners to a villa. Each villa is held in its own company, recorded by notarial deed and professionally managed. As a co-owner you hold one eighth of the shares in it, which keeps your position clear and your share straightforward to transfer.

A USD 1.75 million villa, designed by our architect as a world of serenity and luxury. With 3,811 sq ft (353.8 m2) of indoor and covered outdoor living space, it offers absolute privacy to enjoy with friends and family. Three stylish bedrooms, indoor and outdoor kitchens and your own private pool, on plot 7 overlooking the Atlantic with views of St. Barth, St. Kitts and Sint Maarten. A standalone garage with eight individual storage rooms is also foreseen on this plot.

Your use through the year
enjoy six weeks per share
Each owner enjoys six weeks a year: three in the high season from November to April, and three in the quieter months from May to October. You book full weeks from Monday to Monday, up to two years ahead, with up to two consecutive weeks in the high season and up to three in the low season. The highlights of the year, such as Christmas, New Year, Thanksgiving and Statia Day, are shared fairly: each owner can be allocated one of them a year, and whoever enjoyed a holiday steps aside for it the next two years. Would you like to stay longer? Simply acquire a second share and double your time.
One monthly contribution covers property tax, insurance, the resort fee for pool and garden care, professional management with an online booking system, and a maintenance reserve for the villa and its inventory. Cleaning is charged once per stay and utilities at local rates, so you only pay for what you use.
A sound investment
on our Michelin Key awarded, 5 star Golden Rock Resort
A share is also a sound investment. Only sixteen shares exist across two villas, more than half of Statia is protected nature, and Golden Rock Resort keeps growing, with its own beach club opening next year. When the time comes to sell your share, you can expect to receive more than you paid.
Your six weeks are yours to share. Children, grandchildren or friends are welcome to stay in the villa, with you or on their own, and the resort welcomes them just as it welcomes you. A week you cannot use yourself can become a gift to the people you care about.
Weeks that no owner has booked six months ahead are offered for rent through Golden Rock Resort, and the net income is shared between the resort and the owners.
The Caribbean as it once was
Nature, history and a close-knit community.
Statia has no crowds and no high-rises. More than half of the island is protected nature, and life moves at a gentle pace among a warm, close-knit community.
In the morning you hike through the rainforest crater of The Quill. In the afternoon you dive the reefs National Geographic called the best in the Caribbean. In the evening you are back at your own pool overlooking the Atlantic Ocean, with nothing left to do.
Golden Rock Resort looks after everything around you, and next year the resort opens its own beach club.

Some places you cannot judge from a brochure. During a Fractional Ownership Week we welcome a small group of guests at Golden Rock Resort. You see the villas under construction, and we tell you all about the island, its history, its relaxed way of life and the community you become part of.
As our guest you stay at the resort at 50% off, for up to three nights. Should you become an owner, we refund your stay in full.
