Genuine, deeded ownership of an oceanfront villa on St. Eustatius — now from USD 250,000 per one-eighth share.
Sea Feather Estate announces Fractional Ownership: for the first time, two of our architect-designed oceanfront villas are offered in co-ownership, with eight owners sharing each home. It is a second path to owning at Sea Feather Estate Villa, alongside whole ownership.
A house of this calibre, owned outright by one family, stands empty for most of the year — a beautiful home waiting for a few weeks of attention. Fractional ownership changes that calculation without changing anything about the villa itself: the same architecture, the same finishes, the same standard of care, held and enjoyed by eight.
Real ownership, not a week on a calendar
This is deeded ownership, and the distinction matters. Each co-owned villa, together with the land it stands on, is held in a dedicated Dutch private limited company, recorded by a civil-law notary. As an owner you hold the shares of that company — you do not need a company of your own — and with them a genuine one-eighth interest in the villa and the land. Land and villa are held in full freehold under Dutch (Caribbean-Netherlands) law: no ground lease, no concession, no uncertainty.
That is a fundamentally different proposition from timeshare, which grants a right to use and nothing underneath it. Because you own a share rather than a slot, your stake is transferable: you may sell your one-eighth at any time.
Forty-four days a year, and nothing asked of you
Each owner enjoys around 44 days a year, a little over six weeks, on a rotating schedule across high, shoulder and low season. A managed booking system ensures the dates everyone wants, Christmas and Thanksgiving among them, are shared fairly over the years rather than falling to the same owner each time. Owners who would like longer can acquire a second one-eighth and double their time.
What surrounds that time is, quite deliberately, effortless. A driver from the five-star Golden Rock Dive & Nature Resort meets you at the airport, the refrigerator is stocked to your wishes, the villa is maintained in your absence and housekeeping leaves it immaculate on departure. Owners and their guests also enjoy the resort itself. Its Michelin Key dining, spa, beach club and concierge set in a landscape of more than 140,000 planted trees and shrubs.
The two villas
The Oceanfront Luxury Villa, “Pinnacle”, has three bedrooms, living spaces that open onto the terrace, a private pool above the water, and indoor and outdoor kitchens made for long Caribbean evenings. A one-eighth share is USD 250,000, excluding 6% ABB transfer tax, with an annual all-in fee of USD 6,750.
The Oceanfront Supreme Villa is the larger signature design: four bedrooms, generous architect-composed spaces, a lush garden, private garage and an ocean-view pool with St. Maarten, St. Barth and St. Kitts on the horizon. A one-eighth share is USD 325,000, excluding 6% ABB transfer tax, with an annual all-in fee of USD 8,750.
The annual fee is a single fixed amount covering property taxes, insurance, the resort fee, garden and pool maintenance, the booking system and management, and a reserve for major upkeep and replacement. There are no surprise invoices.
Why Statia
St. Eustatius has kept what much of the Caribbean has lost. Some 3,400 people share an island of 8,1 square miles, more than half of it protected nature reserve, with no cruise terminals, no crowds and not a single traffic light. The Quill volcano rises above it, and the diving has been counted by National Geographic among the finest in the region. As a special municipality of the Netherlands, Statia offers Dutch legal protection, English as the working language and the US dollar as currency; Americans may stay up to 180 days a year without a permit, and St. Maarten and St. Kitts are each a short daily hop away.
An island being invested in
Because you hold a genuine ownership share, you share in the villa’s value as well as its use. And value in property follows two things above all: scarcity, and direction of travel. Statia has both.
Scarcity here is absolute rather than relative. The island measures 8,1 square miles, more than half of it protected nature reserve, and buildable land inside a five-star resort with unobstructed ocean views is scarcer still. Across the two co-owned villas there are sixteen one-eighth shares in existence.
The direction of travel is set by the Netherlands. As a special municipality of the Dutch kingdom, Statia is the subject of a sustained public investment programme, and the results are visible on the ground. F.D. Roosevelt Airport received an entirely new terminal, four times the size of the building it replaced. The harbour is next: the container yard and passenger facilities are being upgraded, an extension of the breakwater is in design, and in June 2026 the Dutch House of Representatives adopted a motion calling for an integrated investment and implementation plan for a future-proof harbour.
Alongside this runs Programme Statia 2026, backed by a EUR 10 million Regio Deal from The Hague and running through 2028. Twelve projects are underway: the restoration of Fort Oranje, the Government Guesthouse, Battery Rotterdam and Battery Amsterdam, the revival of the Madam Theatre, the revitalisation of the Miriam C. Schmidt Botanical Garden, a new healthcare centre, and a Visitor Economy Master Plan drawn up with experts from the University of Central Florida. This is an island being deliberately prepared for a higher-quality visitor economy — heritage and nature rather than volume — which is precisely the market Sea Feather Estate belongs to.
Strictly limited land, Dutch legal protection and full freehold title, public money flowing into the harbour, the heritage core and the visitor economy, and a moment of genuine international attention: these are the conditions under which property values move upward. Owning a share at Sea Feather Estate is owning into that.
