Development update · January 2026

Construction begins. Two villas, one island.

The first two villas at Sea Feather Estate are now officially under construction on St. Eustatius. Plots 6 and 8 broke ground in January 2026 — a milestone that marks the opening chapter of what I believe is one of the most compelling private villa offerings in the Caribbean today.

When I talk to prospective buyers, the question I hear most often is not about price or specifications — it is: “Has anything actually been built yet?” That question deserves a direct answer, and I am pleased to give one. As of January 2026, our in-house building team has begun construction on the first two villas at Sea Feather Estate. These are not ground-floor promises. This is the ground itself being broken.

The same team that conceived, built, and delivered the five-star Golden Rock Resort — every room, every amenity, every detail — is now at work on Plots 6 and 8. We do not outsource. We build five villas per year, deliberately. Every pour of concrete, every tile set, every finish applied is handled by people I know personally and trust completely. You are not buying a promise from a developer who outsources everything. You are buying from a team that has already proven what it can deliver, right here on this site.

“A five-star resort is not a building site. We intend to keep it that way.”

The decision to build five villas per year is not simply about craftsmanship — it is equally about protecting what already exists. Golden Rock Resort is a calm, operational five-star resort. Our guests and future villa owners chose it for exactly that reason. We have no intention of disrupting that. Construction plots are selected with care, positioned so that wind, noise, and dust from active building work do not reach existing villas or hotel accommodation. We guarantee that there will be no nuisance — for current guests, and for anyone who has already made this place their home.

Both villas are built in the Caribbean Signature Living style and carry an included landscaping budget of USD 45,000, covering tiles, pavers, planting, lighting, and drainage. Every plot at Sea Feather Estate sits on individually graded and elevated ground, ensuring an unobstructed ocean view regardless of position. These two are no exception.

This is a small island by design. The limited supply of land, the restricted pace of development, and the deliberate absence of mass tourism are not weaknesses — they are exactly what makes ownership here meaningful.

If one of these villas interests you — or if you have questions you would like answered directly — I would be glad to hear from you.
